Buying a New Home - Visiting a Model Center
Naples has a new community springing up it seems every month. It is confusing for someone out of the area with so many choices. You want a Realtor that has the knowledge to find the RIGHT community that fits your needs, desires, lifestyle and budget. Remember that the sales people at the model centers while they certainly know the new community.....they do work for the developer. We have heard MANY times from someone that goes to sell their home or their condo that they wish they had a Realtor that would have guided them to make the best decision based on the market condions of the Naples area. Location, view etc. can bring as much as 22% more in the same community. Buying right at pre-construction and the beginning of a new community can reap you thousands of dollors when you go to sell. Although builders and model centers do not advertise it, you can be represented by a Realtor / Buyer's Agent in buying a new home or condo, at no additional cost to you.
Why Your Realtor will be able to guide you in the right questions to ask, will be able to compare the lot location, the neighborhood, the quality of construction, the floor plan and the amenities with comparable new properties. Your Realtor should have experience negotiating with Builders, and be able to guide you from their experience.
How The key is that your Realtor must accompany you on your first visit to the model center. If you absolutely must stop when you pass and the desire hits you, when they ask you to register, politely decline to do so (and decline to give your last name as well) stating that you want to wait until you come with your Realtor, who will be representing you in any purchase. If the staff person volunteers to protect your Realtor or work through your Realtor, have them put that in writing on the registration card and give you a copy of it - or have them call me or one of the team members while you are there.
Cost to You Nothing! Any compensation given to REALTOR is recognized by the builder as a marketing fee and has no impact on the final cost of the home. Builders desire, expect and encourage REALTOR participation.
